This Resort development possibly could rival Buracay. That of course depends on the developer’s imagination.

The setting of this real estate- rocks and greenery on terra firma, and underwater its pelagic reef flora and fauna.. there is no other property along this coast as beautifully adorned as this property!

One of these trees is what this property is named after- it’s the wild variety of macopa- therefore named Macopa Reef [ the name was when I wanted to develop it]

  • For a leisurely walk, stay close to the beach.
  • For intermediate hiker challenge, go uphill to some trails that meander up and down the mountain staying still within the property. Some descents can be 35′ degrees.

Aqua Lung

which will protect this environment against exploitation. Though it’s a Marine Reserve, it is open to scuba diving, snorkeling and boating. No fishing allowed within the red area.

  • Underwater it is a contiguous wall-like reef. From the beach’ waterline, you could walk 50 meters out on knee-high water during a low tide then drop off at 10 feet on the wall. It goes deeper from there.
  • Bigger fishes and other lifeforms populate this deep. Different types of corals, some I’ve never seen before seem to be healthy and thriving. Starfishes and many other invertebrates can be found.
  • The whole sea bed is a plateau of reefs atop volcanic rocks. It is teeming with life that is pretty young. Corals are still in their infancy.
  • The rock formations that support this coral ecology are a breathtaking sight. Jagged, with lots of fissures that shelter wildlife. Due maybe to the Reef’s constant shallow nature, it’s a perfect place for hatchlings to hang out and be protected from predators.
  • When tide is its extreme lowest, this upper shelf dries up so that you can walk over it without feet getting wet
  • Because of this shallow plateau grass hut dwellings can be constructed over water in the style of Bali or Maldives. Those huts that sit atop water can be done here too.

  • A foot bridge or makeshift walkway can be erected leading to the deeper part of water for a good swim. Blend the construction with the rocks and you got Paradise set-up!
  • The lighter coloration of water on the photos denotes the shallow part that dries up

Points of Interest Worthy of Exploration

Since the foreshore of this resort property is now a Marine Sanctuary no more fishing is allowed but go out to the outside and fish to your heart’s content

The Rock

outcropping is 1 mile away from shore and is part of the marine preserve but still available for snorkeling

The Coral Island

is also about 1 mile offshore. On very low tides this coral atoll surfaces to the top and is baked in the sun for about one hour. When high tide comes in it goes under as if some mysterious power had gripped it and had taken it under water for the next show– truly #Nature is magnificently marvelous!

I was very excited acquiring this property. Plans for a park-like resort setting so gorgeous and green was immediately drafted. Alas! I have to sell it. 😉

  • The Roof– roof tiles

  • It is designed solely as a Beach House so the layout is very simple. The House is divided simply into Master Bedroom and Living Room / Kitchen.
  • Two bathrooms, one in Master Bedroom, one adjacent to the Living Room.
  • Separate Shower Room also for Guest use.
  • “Hole in the Wall” Liquor Cabinet, and a Sink Island. More photos of early construction to see the details can be had if needed.

  • The Kitchen area is organized with wood cabinets which are separate from the counter construction and all can be pulled out independently and moved. I preferred it this way rather than built-in cabinetry. I dislike those permanence.
  • The Kitchen also feature a quirk: it has what I call the “Hamburger Window”. This is basically a screen that rolls upwards when prompted. This is to facilitate serving foods and drinks to Guests who are lounging on the Porch. Since the Porch had become the breakfast, lunch, and dinner area, this feature really helped. No need to close-open the Storm Door leading to outside from the Kitchen.
  • All walls are concrete, no wood, as insect deterrent.
  • All floors are tiled for moisture repellence, and repeated rough treatment including getting wet most times.
  • Main House Courtyard is also tiled.
  • Air Conditioners on Master Bedroom and Living Room.
  • Doors and Windows of Main House are double spaced to 120 inches. Front Door is made of 2-inch Red Philippine Mahogany hard wood.
  • Stacker Door on Master Bedroom- simply a patio door made of Australian Glass which folds like accordion when you open the door, and stacks into 3 panels and tucks away on both left and right sides. I LOVE this feature because it opens the doors extra-wide to the Porch, and on to the ocean. What a View!!
  • Imported Australian Glass– assembled in the Philippines– All windows and patio doors of the Main House and Guest House are double-pane energy efficient glass windows made from this imported glass. All moulding and frames are anti-corrosion metals with 15 year warranty against sea damage.
  • Front Doors All-Hardwood Philippine Mahogany— colorful natural tints cut into 2-inch thickness are used as main doors to all the rooms.

The sand blasted against the Stacker door on Master Bedroom [photo to the right] withstood several typhoons already. Frankly I am surprised that even the tiny lock in in held against ferocious wind!

The Coastline & Ground

Debris from the mountains carried by a flooded river nearby created this surreal landscape especially on moonlit nights.. kinda neat

The Guest House

The Guest House was designed as a 2-level 3-bedroom Executive Luxe Suite.

  • The Dolphin Room– 16 feet x 13 feet floor space excluding patio
  • Coach Room– medium sized 14 feet x 14 feet excluding bathroom and patio
  • Luxe Suite– upper floor. The full space of the second level is dedicated solely to this room.

As with the Main House- all Porch Doors and All Windows here are with imported Australian Glass, double-pane for max controlled environment. It does get hot outside

All 3 rooms are equipped with air conditioners.

All 3 units are independent of each other, each room having its own entry-exit, and its own patio.

The 2 downstairs units can be merged into a 2-bedroom suite through its internal connecting doors which are lockable.

Showing is the Upper Level Porch, and 2 Bay Windows in the Bathroom and Living Room.

Ground level units share the same patio facing the beach.
